BOOKING TERMS & CONDITIONS

Please read these Terms & Conditions carefully before completing your booking.

By paying your deposit, you confirm that you have read, understood, and agree to be bound by these Terms & Conditions. These form the basis of a legally binding contract between you (“the Guest”) and the property owner (“the Host”).

1. Booking & Payment

1.1 Making a Booking

A booking is confirmed only upon receipt of the required deposit and written confirmation from the Host. Until this point, no contract exists, and the dates are not guaranteed.

1.2 Deposit

A non-refundable deposit of 30% of the total booking cost is required at the time of booking to secure your dates. {Currently £225}

1.3 Balance Payment

The remaining balance {currently £525} is due no later than 4 weeks before your arrival date. A payment reminder will be sent in advance. Failure to pay by this date may result in the booking being cancelled and the deposit forfeited.

1.4 Bookings Made Within 6 Weeks of Arrival

Where a booking is made within 6 weeks of the arrival date, the full amount {£750} is payable at the time of booking.

1.5 Accepted Payment Methods

Payment may be made by bank transfer (BACS). Details will be provided upon booking confirmation. Please use your name as the payment reference.

2. Cancellation Policy

2.1 Cancellation by the Guest

All cancellations must be made in writing (email is acceptable). The following charges apply based on the notice given before your arrival date:

More than 8 weeks before arrival - 100% of deposit returned

4–8 weeks before arrival - deposit retained

Less than 4 weeks before arrival - 100% of total booking cost retained

No-show (failure to arrive) - 100% of total booking cost retained

We strongly recommend taking out travel insurance at the time of booking.

Travel insurance can protect you against cancellation costs arising from illness,

injury, bereavement, or other unforeseen circumstances. The Host is not responsible for costs arising from cancellation.

2.2 Cancellation by the Host

In exceptional circumstances (including but not limited to structural damage, flooding, fire, or other events beyond our control), the Host reserves the right to cancel a booking. In this event, the Guest will be offered an alternative date, or a full refund of all monies paid. The Host accepts no further liability beyond this refund.

3. Arrival & Departure

3.1 Standard Times

Check-in: from 4:00pm on your arrival date.

Check-out: by 11:00am on your departure date.

3. 2 Early Check-in / Late Check-out

Early check-in or late check-out may be available subject to availability and prior arrangement. Please enquire at least 48 hours in advance.

3. 3 Minimum Stay

A minimum stay of 7 nights applies .

4. Occupancy & Use of the Property

4.1 Maximum Occupancy

The hut has a maximum occupancy of 2. Exceeding the stated maximum is strictly prohibited and may result in immediate termination of the booking without refund.

4.2 Permitted Use

The property is available for short-term leisure stays only. Commercial use, events, parties, or gatherings beyond the stated maximum occupancy are not permitted.

4.3 Care of the Property

Guests are expected to treat the hut and its surroundings with care and respect.

Please leave the hut and studio in a clean and tidy condition. All provided items should be returned to their original position and any waste disposed of as directed in the GuestInformation provided at the property.

5. Pets

Well-behaved dogs are welcome by prior arrangement. Please inform us at the time of booking if you are bringing a dog. The following conditions apply:

• A maximum of 2 dogs is permitted

• Dogs must not be left unattended in the hut at any time

• Owners accept that the grounds are not secure

• Dogs are not permitted on furniture or bedding

• Dog fouling must be cleared immediately and disposed of responsibly

• Any damage caused by dogs is the Guest’s responsibility and will be charged accordingly

A pet supplement of £25 per stay applies to all bookings with dogs.

6. Smoking & Vaping

Smoking and vaping are strictly prohibited inside the hut at all times. Guests who wish to smoke must do so outside, well away from the hut, and must dispose of cigarette ends responsibly. Evidence of smoking inside the hut may result in additional cleaning charges.

7. Campfires, Fire Pits & BBQs

Fire pit, BBQ, or outdoor cooking facilities are currently not provided at the hut and are not permitted unless by prior arrangement with the Host.

8. Quiet Hours & Behaviour

Out of respect for neighbours and the tranquillity of the surroundings, Guests are asked to observe quiet hours between 10:00pm and 8:00am. Excessive noise at any time of day or night is not acceptable. The Host reserves the right to ask Guests to leave without refund in the event of unreasonable behaviour or disturbance.

9. Waste & Recycling

Instructions for waste and recycling will be provided in the Guest Information. Guests are asked to follow these carefully and leave all waste in the designated collection areas.

10. Guest’s Responsibility & Liability

Guests are responsible for their own safety and the safety of all members of their party, including children and pets, for the duration of the stay. The Host accepts no liability for any injury, loss, or damage to persons or property, howsoever arising, except in cases of the Host’s own proven negligence.

Guests are advised to ensure that all vehicles and personal belongings are properly secured. The Host accepts no responsibility for loss or theft of personal property.

11. Host’s Right to Terminate

The Host reserves the right to ask Guests to vacate the property immediately and without refund in the event of:

• Breach of any of these Terms & Conditions

• Behaviour that causes nuisance, disturbance, or damage

• Exceeding the maximum permitted occupancy

• Any illegal activity on the premises

12. Force Majeure

Neither party shall be liable for failure to perform obligations where such failure is as a result of events beyond reasonable control, including but not limited to severe weather, flooding, fire, pandemic, government restriction, or other Act of God. Where the Host is unable to provide the booked accommodation due to such circumstances, Guests will be offered a rebooking or a full refund.

13. Privacy

Personal data collected in connection with your booking will be used solely for the purposes of managing your stay. It will not be shared with third parties except where required by law. Full details are available in our Privacy Policy on request.

14. Governing Law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

Acceptance of Terms

By paying your deposit, you confirm that you have read and agree to these Terms

& Conditions on behalf of yourself and all members of your party. If you have
